Growe is a commercial real estate brokerage that also helps connect brands with 3PLs. They have a very unique business model that aligns their incentives with both brands and 3PLs.
What's the backstory?
Summit Hogue started his career in commercial real estate.
4 years ago, he started Growe as a commercial real estate business focusing on helping 3PLs lease warehouse space.
Because he was talking to so many 3PLs, he and his team developed encyclopedic records about the 3PL landscape — who was located where, how much space they were in, their specializations, their current capacity, etc.
They realized they could use this knowledge to make really good brand <> 3PL pairings.
Who do they work with?
On the commercial real estate side: any 3PL that works with consumer brands
On the brand side: Any brand looking for a 3PL (including special requirements like specific locations, special materials handling, cold chain, etc.)
What problems do they solve?
For 3PLs, they solve two problems:
Helping them find new warehouse space and negotiate the lease
Helping place brands who fit their ICP
For brands, they can help find the perfect 3PM match from within their network
How does it work?
Growe uses their deep knowledge of the 3PLs they work with to suggest good matches to brands who work with them.
They then make warm intros to the senior leadership of those 3PLs.
What makes it different?
Growe works with 3PLs as real estate clients first — meaning they have a deep understanding of their capabilities, and have often been on-site.
Growe’s business model is a flywheel:
They help 3PLs find commercial real estate…
Then they help the 3PLs find brands to fill that real estate…
So that the 3PLs need more real estate!
Growe is completely free to both brands and 3PLs. They only make money on their commercial real estate business — ultimately from the commercial landlords.
This gives them a long-term incentive to make good matches between 3PLs and brands.
